thx all for your replies! I love the real time insight... 

I'm in Aberdeen NJ- looking to get my first deal as a multi family property house hack, open to having to rehab it, in process of getting approved for mortgage now. I plan on using FHA loan and living there. Any person with experience in this area, or even anyone looking for a partner or someone to network with, I welcome it! Everyone I know buys real estate to live, not for investing... Need some like minded people in the mix.

I've been paying rent because it's convenient, but it's costing me equity I could pull out to fund an investment.  I have not bought a house due to not wanting to deal with everything that comes with home ownership so not sure how the numbers work out but right now I feel like the money I'm paying in rent is frivolously being spent when I could be using it towards a mortgage. BUT if the numbers don't work this way, or I'd have to stay living in this first house for years and years maybe it doesn't work.

I'd love to hear how you transitioned by paying someone else rent, to paying yourself and catapulting yourself in REI.
