Down payments For First Timers

I’m looking to get into a Multifamily home within the next 2-3 months, unfortunately I will not be able to come up with the down payment in that time frame. Is there any other ways you guys would recommend? Are there any type of loans/grants that would be able to help? Also, would you guys recommend going through a realtor? I have also heard about “hard money lenders”, how does that work? I am a first time home buyer and live in Texas. Thank you in advance. 🙂
