Can you give us some background here, @Akil Kariym-Bey? How are you purchasing for $1k? Looks like this is a duplex and then you plan to rent out the garage as well?

  • Why are you playing the electric bill?
  • Management at 8% might be tough, unless you already have a portfolio. Figure 10-12% at first.
  • I use 8% vacancy for MFR.
  • Water/sewer looks very high. I use $30-40/unit/month. Call the local water authority for last year's bills.
  • Pretty sure property taxes will be more than $5.58/month.
  • Be careful with your refi assumptions. You'll never get those terms on an investment property. Plus, with your 18-month timeline, it's very hard to predict where rates will be. 
  • BTW: why are you waiting 18 months to refi?
