Rental property growth plan

Newbie here impressed with this new community I just discovered. I’m seeking some guidance.

I just purchased a condo that is projected to return the same profit but have no equity built up as we just finalized the deal.

I have a townhouse that brings in about 4K profit a year. I owe $110k and the home value is at $180k.

What’s next ? Should we sell the townhouse and take the profit to put down for 2 more or a multi family property? Or what about taking a cash out home equity loan and using that money to fund our next project ?
