Hi BP'ers! 

I am a full time real estate investor. 

However, I got my real estate brokers license a few years back to broker my own deals and for friends/family. With all this extra time on my hands during the pandemic I wanted study for my Loan Origination License. I am aware there are some regulations with government loans and representing yourself as the buyer and loan officer. I would likely stick to friends and family. I would not be a full time loan officer, as I am not a full time agent either. But because I do work in real estate, a lot of friends and family will come to me and it could be a great asset. 

My question is if anyone here in Oregon knows of a brokerage I could work part time on 100% commission. My understanding is that it is not common or advisable to work part time in the mortgage industry. I totally understand why and don't want to discredit the professional by any means. That being said, I am fairly confident I can stay up top of industry updates. I should be able to close ~ 1 mortgage per month. If anyone knows any brokerages in Oregon that I could reach out to that would be appreciated. 

Also any other guidance or experience of being bother a real estate broker and mortgage broker would be appreciated.

I have had great luck with Airbnb in my city. I operate a dozen different short term rentals that I exclusively use Airbnb for. On average the return is 3 - 3.5x the return compared to long term renting. There is also a lot more work involved. Airdnan has been really helpful when evaluating new neighborhoods. Airbnb is also a pleasure to work with! They always reward their hosts with surprise gifts. If you have any questions, feel free to shoot and I will help however I can.

Hi there @Blaze Kuklinski,

I try and combat of all their concerns with a solution. Some great talking is Airbnb's insurance policy, Proper Insurance policy's, guest screening  guidelines, past performance / references, professional cleaning every few days. Etc. 

At the end of the day, most landlords are most interested in the extra premium. This ranges for me from $100/month to $500/month above the market rate they were asking. This can really add up for them not having to do any additional work. I personally always have a fixed rate, that way it just seems things simple for both parties.
