Flipping Contracts in TN and MD

Hey BP fam!

I just have a quick question that maybe y'all can help shed some light on.  I am familiar with two markets, Middle TN and Central MD.  I am looking to flip houses in these areas and am trying to find a good trustworthy assignment contract.  I see that there are a lot of vague pdf's online that can be used, but do any of you have a favorite resource that you've gotten your contract from that you'd like to share?  I know whatever I use it will have to be reviewed by a lawyer, and y'all are not legal professionals.  Just asking for opinions! :)

Going through those early obstacles up front when getting started and just making sure I have my ducks in a row.

Thank you!
