What is needed for a subject 2?

Hey guys, I have been wondering about subject 2s. Say I find a property that the owner is ready to sell, but still in a mortgage. A sub2 is obviously the way to go, but how would I go about initiating that?

Would I need a RE agent to begin the process, or is it as simple as just calling the owner, and suggesting a sub2? If so, how would I proceed after that?

Any advice on this is much appreciated!! Thanks in advance
