When you guys make business cards as wholesalers, what do you put as job title? I doubt sellers will know what a wholesaler is, and if they do, I'm sure the sound of it would scare them off.

That is what I planned to do. I would be treating him as any other investor that I approach, but was just curious about talking to my current landlord because I have never heard of people doing that.

Hey guys,

I'm currently renting a unit while in the pursuit to be an investor. I am in a 50 unit apartment complex. The owners are amazing and take excellent care of the property.

My goal is to be a buy and hold investor with a wide variety in my portfolio. Initially I planned on starting out small and house hacking a duplex or triplex before becoming an "investor", while eventually working my way up to large apartments.

My question is this:

Would it be safe to reach out to my current landlord and offer to work with him? As far as I know he only owns two properties, both of which are free and clear. I would like to offer the idea of selling one to me, or allowing us to work together. I am just unsure if letting him know of my intentions are a good idea or not.

I have decided to finish out my lease and save as much money as possible. I definitely want to get into the field and start getting my 'hands dirty' so that I can begin my education. Right now, I'm looking for local investors to work with, so I can develop some experience doing the grunt work.

I'm working on my plan, and creating a strategy every day that I have time to sit down and focus. I would love to hear your story, so definitely drop the link.

Hey guys, I have been wondering about subject 2s. Say I find a property that the owner is ready to sell, but still in a mortgage. A sub2 is obviously the way to go, but how would I go about initiating that?

Would I need a RE agent to begin the process, or is it as simple as just calling the owner, and suggesting a sub2? If so, how would I proceed after that?

Any advice on this is much appreciated!! Thanks in advance

Hey guys,

I am not quite an investor yet, but am doing my research every day (most of which comes from BP). I constantly watch the forums and read the blogs, as well as listen to the podcasts. I want to introduce myself and start meeting people!

My name is Aaron Rosendale, but I go by A.J. and am 26 years old. I work full time in a warehouse and love the job, but have been considering where my life is going outside of work. Once I learned about real estate investing, I knew it was the path for me.

I am near New Haven, CT, and would like to buy my first couple properties close to home (within a 30 minute drive). After that, I plan on moving out of CT, and purchasing properties in the midwest, near the IL/MI area.

My ultimate goal is to double my current salary, through passive income rentals via buy and hold strategy. I like working everyday, but want security incase I either get laid off, or decide to leave. Because of this, I feel that a partner might be a good idea down the line.

My current situation is tough. I want to dive into the field, because working hands on is the best way for me to learn. Trial by fire had always worked in the past. Thing is, I am stuck in a lease and have no capital. Because of this, my loan options are limited to government backed loans, and they require owner occupancy. The one good thing I have, is credit. So if I find a partner to work with, I may be able to get this going without having to live in the property right away.

Right now, I am just looking for people to talk with and learn from. If you have any ideas on how to get started, or any stories from similar situations, I would love to hear them. Any recommendations are welcome, because I'm just trying to learn as much as possible. Thank you all!

Just so I understand this, if my name was put on the title as "co-owner" then we would both benefit from the equity value, correct? My contribution wouldnt be capital, but the effort of being the landlord. Should I seek out a lawyer for this as well?
