Partnering with a friend on a multifamily:

I would love to hear from those who got into real estate investing with a friend as a partnership for a multifamily home. My friend and I are considering getting a multifamily home (duplex, triplex, etc) as a partnership. We plan to house hack for the first year as well. 

What made it work and what are some things that you think others should consider before getting into it?

I know for-sure we would have an operating agreement in place and document everything.
