What is a Spread? (New Investor here, still learning the lingo)

I hear this term “Spread” on BP podcast episodes and can’t grasp the concept. Can someone explain the term and provide an example of what it looks like in real life?

In an early podcast ep Brandon talked about the importance of knowing what you’re talking about. TIA

Some people will say unless I can get a property with a 100K spread they won’t waste there time.  It’s the HGTV method.  Watch the proposed numbers when they look at it m, calculate the rehab and project the profit.
