Found a portfolio for sale

I've been researching local properties for my first SFR rental. I stumbled across a duplex and the description states it's part of eportfolio - 12 MFR, 37 SFR. I've hit my realtor up to get the financials for each of the properties. The plan is to cherry pick the best properties (in terms of condition, location and COC ROI).

I'm looking for input for questions I should be asking - remember I'm a total newbie.  I don't even know what I don't know... I have a fair capital base to work with, so I'm hoping to get a few properties out of this....all of that of course, is contingent on the deals being solid....
