Hey all - hope everyone is doing well!  I'm new-ish to this; I have a business partner with whom I have 3 properties, and are closing on a fourth in a few weeks.  I have been the money guy in the past but we decided to pause on anymore purchases after this 4th one.  

I'm in Wilmington, NC and it's growing fast; I want to get into about 4 properties here with a combined cash flow in the 800- 1200 range. I'm not married to a particular type of investment (SFR/MFR) but I would love to get into some notes. That all being said, I am reading as much as I can as fast as I can...my ultimate goal is to figure out how, in practice, to use leverage for best and highest use to expand my personal holdings...

Anyone else in ILM and looking for a partner to explore deals with?

Hello all - simple question that I can't figure out.  The question:

I live in North Carolina, am considering being the bank for a property in Texas. I'd buy the note through an LLC. I think the LLC should be housed in NC, but I've been told it should be housed in TX as that's where the property is...

Does any KNOW the answer to this?  Thanks all in advance.

I've been researching local properties for my first SFR rental. I stumbled across a duplex and the description states it's part of eportfolio - 12 MFR, 37 SFR. I've hit my realtor up to get the financials for each of the properties. The plan is to cherry pick the best properties (in terms of condition, location and COC ROI).

I'm looking for input for questions I should be asking - remember I'm a total newbie.  I don't even know what I don't know... I have a fair capital base to work with, so I'm hoping to get a few properties out of this....all of that of course, is contingent on the deals being solid....
