Meeting a Broker as a Beginner

Hey all,

I will be meeting a broker soon, an owner of a boutique real estate firm in DC. I want to ask her for tips and to look out for any multfamily properties in the area. How should I go about doing that?

Also, how did others choose which type of unit to invest in? I'm still reading and researching right now.
