Land Development for Cash Flow?

Where I live there is a good bit of raw land for sale right now and plenty of buyers. A lot of land is unimproved and I have noticed buyers have a hard time envisioning their dream home on a wooded lot. My question is would it be a good cash flow strategy to buy up these cheep tracts and use my knowledge to clear and develop the lots and sell them at a premium after?

We are looking at wholesaling as an option to start out as everyone else is but wanted to see what everyone thought of land development.
