With everything going on with Covid and the mass exit of people from New York is upstate worth investing in anymore?

I’m an out of state investor with family roots in upstate. But I’m extremely cautious when looking for flips or buy and holds.

How has the market held up and I’m sure there are pockets that are better than others. For my buy and holds we look for C class and higher so the tenants are usually pretty good as far as jobs as everyone knows.

I just hear horror stories about loss rent and no values out of flips. But I love the area and I want to make sure I get the lay of the land before investing.

@Wesley Sherow Thanks for the info. I for sure check the rent roll and I tend to have higher end options with my properties. It most of my stuff probably won’t have a rent roll as I specialize in new construction and or turning a single family into a multi.

What area of NY do you work in?

@Amos Mainville Thanks for the detailed info Amos. I’m looking at buying unoccupied housing and turning them into not higher end but nice rental options and possibly some new build duplexes. I have boots on the ground up there to where this won’t be an issue to pull off.

I just know what kind of market Cortland is like you said Section 8 to High end, so I was curious what other investors were seeing.

That’s interesting about student rentals though, I live in North Carolina and they were a nightmare this year once schools went virtual. Student just simply didn’t move in and stayed at home.

I’m looking at starting to invest in the Cortland Area where my family is from and still lives. My question is for current investors in the area is how has the rent collections been since Covid?

My biggest fear with expanding into new markets this year is going into an area with low to no rent collections.

@Anthony Holloway do you have anywhere in the country where you have boots on the ground? Could be a good friend or family member that could go out and look at properties and neighborhoods for you? Always think about what unfair advantage you have available to you and start there.

@Eduardo Bernal I live in the Charlotte market and it’s getting tough to find anything that’s a deal.

Just a heads up for anyone looking in the area it can be done but it takes time to find a deal and when you do do not hesitate or it will be gone.

I’m looking out of state now for that reason.

So I’m looking into expanding into out of state markets and I’m looking currently at 2 markets. First I’m looking into Indy, the price points there are great for entry and rental income is great for RoI. But it seems like it’s very much a street by street market. I know that’s the case in pretty much every market.

My 2nd market I’m looking into is Buffalo NY. Again price points are great and rental income is great.

My question is for those who may have insight into one or both markets. What the pros and cons of the markets? Is one better than the other?

Just looking into some insight if anyone has any. Thanks in advance!
