Pre-Approval and Cash Disbursements When Co-Investing

I recently bought a primary residence, and am now starting to look at investment properties. Two questions for the crowd.

1 - When co-investing with partners, how is the pre-approval different than if you are investing alone?

2 - Say I am doing all the management of the property (after dealing with the PM). What is a realistic cash-disbursement or equity share among myself and the other investors?
