I recently bought a primary residence, and am now starting to look at investment properties. Two questions for the crowd.

1 - When co-investing with partners, how is the pre-approval different than if you are investing alone?

2 - Say I am doing all the management of the property (after dealing with the PM). What is a realistic cash-disbursement or equity share among myself and the other investors?

Investors - what is the best state to form a Series LLC out of? I've read that one should go with Texas or Delaware. What are your thoughts?

Hey BP,

I am new to this community, a little bit about me.

Live in Denver, CO and work in Boulder, CO. I work in energy consulting in Boulder, and am looking to get my feet wet with a turnkey provider. Denver and Boulder are difficult buyer's markets, and are not affordable at this point in my life. I want to get into RE investing for buy & hold purposes. 

Do you think it might be worth it to buy an investment property before buying my own home? My thoughts are that I can look elsewhere in CO as well as OOS, and start putting my money to good use. Currently have $46K in savings that I can put to good use in investment properties. My rent is reasonable, I commute for free, WFH 1-2 days/week, and live fairly frugally outside of my rent payment.

Folks - what markets are you looking at both in the front range and behind? I'm currently seeing some decent, not great deals on SFH in the front range, and a handful of SFH in the Denver area. As far as Grand Junction goes, there's nothing on redfin.

Where do you start, where do we go?

Sounds like you need to go to some networking events. There are REIAs and Meetups all over the country.

Social Media is amazing too. It it quite easily to network with like minded people.

Bigger Pockets has a book about long distance investing if you need another place to start.
