Advice on forming an LLC

I just finished my first fix and flip and I am looking to purchase rental properties this year as well as fix and flip additional properties. When is the right time to form an LLC? Will I even require an LLC or S-Corp?

@Jaron Walling Perhaps the distinction to be made is between hard money/private money and to which @Angelica M Garzon is speaking. Most hard money lenders do indeed want a LLC or LLC EIN of some kind. Private money or money from private individuals is another matter of course.
