Having trouble finding out good deals from normal deals

I live in Ny in the 5 borough area. I’m having a hard time debating on what’s a good deal aside from normal deal investing in ny is hard ! So I’ve been looking in jersey as well trying to see if i can pickup a fixer up and flip it. But even that having a hard time finding homes for right numbers since I’m not experienced yet. I’m interested in maybe partnering up with someone in the area who is more experienced and can work a deal out with me , along the way show me some ways of doing things and tips. I have contractor connects so that is a plus ! Who knows maybe we can become partners in the future for future deals ! If nobody is interested can someone at least help me out on determining a good deal from a regular deal ?
