New investor looking to help seasoned investor - TX

Hi all,

My name is Tristen and I am 23 years old, graduated with a finance degree in 2018, and currently have a job as a commercial broker/agent on the tenant rep side (so yes I am licensed). I live in Austin, TX. My current job has taught me a ton on the commercial side however I've always wanted to make passive income through rental properties, and even considered flipping to get started. (I'm still very broke). I've invested significant time into BP and want to get started.

I am willing to help a more experienced investor through answering phones, helping them renovate, or anything that may useful in order to gain experience and ask questions. Also if anyone has any tips, it would be greatly appreciated, I'm already practicing on analyzing deals and just want to make sure I know what I'm doing before buying my first property.
