Do you need conventional or portfolio? 


Conventional - I just finished one with Better.com and I have to say it was the smoothest and easiest process ever. They have a $1K guarantee where basically they will pay you $1K (check) if they cannot beat the best offer (LE required) you can find. I was actually expecting them to have to cut me a check but they in fact beat the deal I gave them and I was able to close very quickly (2 weeks I think). My advice; shop around, negotiate between offers and see what you can get and then take to Better.com. Suggest to quote out to some independents and shops like Barton Creek Lending, Austin First Mortgage, etc.

Porfolio - Sonora has had the highest LTV if your looking to do cash-out.
