Buying first Rental property

Hi! I’m 21 years old and I’m looking to start putting my money I have saved up into a rental property! I was looking into either buying a property for short term rentals or buying a house near a college and renting it to students! I’m young and still new to all of this! I’m not sure where to start. I have 250k saved up and have a successful business but I would like to one day have a nice passive income as I’m sure most people would. What’s my first step? What’s the best direction to go? Personally I like the thought of buying a vacation rental so I could get some personal use but i know it’s pretty naive of me. Let me know if anyone has any places I should be looking into or literally any advice will help!
