Need ADVICE! What do I do?

I own a cabin in Sevierville, TN that was built in 2011 and I bought it in 2019.

Recently the lot next to me was bought and a survey was done indicating that my well was on my neighbors property by a few feet. My neighbor is now trying to take the well that has been used for 10+ years and cut off my water supply and supply his new build cabins. If anyone has any information on this or any good lawyers in the sevierville areas please let me know!

I’ve done research and saw there is a thing called “Adverse Possession” where if you have been using something on another piece of land for a while it’s technically yours if there have been no purists for 7+ years. I’m a 24 Year old real estate investor and own 3 properties . I’m used to being taken advantage of because of my age in this industry however people don’t seem to understand I am very capable of fending for my own… If anyone can help in anyway that would be amazing! Hi, Im looking to purchase a home in the Mesa/Gilbert/Chandler Arizona area for a Short Term Rental.

I cant really find anything on the laws and regulations on short term rentals in these cities if anyone has any information that would be useful.

Im looking to purchase a large property to fit around 12-16 people 4-6 bedroom and am aware that scottsdale rules say your not allowed more then 8 guests, So just looking for more info on the surrounding cities.

I already own very successful rentals in TN and UT and am really considering getting my hands in the "HOT" (pun intended) Market.

I have 2 Cabins In Gatlinburg and have been in the hunt for another but these past few months the prices have sky rocketed and good properties are getting sold as soon as they go up. You can still find some cash flowing deals but it may not be turnkey anymore. The turnkey ones are usually over priced as of right now with the inflation .

If you had the money to buy in any market for an STR where would it be right now? I own 2 STRs in Gatlinburg and definitely see massive returns but I don't want to put all my eggs into one market so I'm looking to branch out. Ive considered Big Bear,CA , Breckinridge,CO , Fairplay, CO , Springdale, UT , Destin,FL , miramar beach,FL, Kissimmee,FL , Catskills, NY , Killington,VT, Sedona, AZ , Tucson,AZ . Let me know what market you personally think would be a good spot! I'm open to any state as I'm able to travel whenever.

I was wondering if anyone has any knowledge on the profitability of owning an STR in Boulder . I was looking into buying a condo to rent out on Airbnb/vrbo. Let me know if you have any experience or if you own one yourself and if you have experienced any issues / pros and cons.

I currently use Evolve because my current property was already signed with them. I honestly wish I was not with them. Self managing is super easy and having Evolve is more of a nuisance then helpful. They are good at advertising your property and listing them but that’s also easy to do yourself as well. I highly recommend just self management. Good luck

Ive been house hunting for months for an out of state STR property and cant decide on where I should invest for the best CoC return. I currently have a property in Gatlinburg,TN that is doing amazing but want to branch out to another state/city. Ive considered FL, CO, UT, AZ, TN, NM. Are there any spots i should be looking? Also ive never considered having a LTR/ MultiPlex but if you were to buy one what state/city would be best fit for that?

I'm considering buying an STR in Breckenridge Colorado. I just want to get some opinions from people who know / have an STR in that area. Would I cash flow here ? I know that question has many more layers then "yes or no" but I want to know if the possibility is high or not. I'm looking to spend around 500k . I already have a very successful STR in Gatlinburg TN that I gross around $120k a year on and I spend $800k on that . I was wondering if numbers like that are possibly for this area .

Hi, I'm looking to invest in a town close to Zion national park. I live in NY full time but have no problem commuting back and forth as the area is my favorite and I work remotely. I've been looking at Springdale, Hurricane, St.George, Virgin, and other surrounding areas. From what I can see the area seems profitable and looks like it's appreciating rapidly . Would this area be a place for cash flow potential on an STR? What is the months that are typically busy for tourists in this area? Any information would be super useful! Thanks
