Can you do a normal contract to do a sub2?

There is a realtor representing the seller, I will do a subject to and I need to get the deal under contract, but, here is the problem.. I want to get the deal under contract to do a sub2.. can I use a normal purchase ans sale agreement or do I need a different contract.. also the agent will want POF. So, I think I can pay the agent her commission to kick her out of the deal and stop annoying so I can make the deal happen. What would you do in this situation?
