How to Proceed With Rehab Deal?

Seller will accept $7k for both properties. It's going to take $15k to get one property liveable and it should retail for $40k-45k. Back door is open. I am in San Diego and property is in St. Joseph Missouri, how do I make sure seller is telling me the whole story?

They probably are not telling you the whole story, whether it is intentional or not.  I would try to arrange for a home inspector to go check out the property for you and make sure there are no major issues that you need to be aware of. That could save you a ton of issues down the road.
