Thank you. I have 25K cash equivalent sitting idle in various forms and my plan was to just buy a home to live for at least 2 years and make a little money when I sell. I kind of want to treat this as an investment-also transaction. I can get 45K more from various sources.

Only looking at homes around 50-60K price range; something I can afford completely. With loan I can probably afford 100K home. I prefer something without loan. With loan, I like to pay it off within 2 years.

Please forgive me. I don't understand the 14 years thing. I suck at this. Are you saying compared to renting? If I buy a home for $50K (all paid), then, won't I save around $500 a month? $820 rent, less, insurance, tax and maintenance of 320/mo for own home? I plan to stay about 2 years. I'm sure, I'm not getting it.

Yes. That's what I think should do. However, I'm worried about having to pay a lot of fees for a tiny 60K home purchase. Who pays the buyer agents and about how much?

I see from the post before me. So, additional information about me might be helpful. I'm 38. I'm in IT business for myself. Business is stable and I don't plan to move to another city at all. Recently separated unofficially. Make decent income with a lot of free time. I'm or will be a single dad with 4.5 year old daughter about to start school currently staying with wife that I'd like to bring to my home. Wife's fine with that. So, I need a home for myself and my daughter as well.

Hello, this is my first post here and I would like to get some pointers on what my move should be. As the rent in my apartment is increasing to $820/mo, I'm getting sick of paying it and thinking about getting my first home outright in cash. Or at least more than 60% down. But, prefer cash. I'm IT freelancer, and I'm sure I can't get a loan despite 750 or 800 credit score.

I came from a country where buying and selling is as easy as asking "How much?" I see it, I like it. Here is your check. That's it.

Now, buying a home seems overwhelming here in the States. I just need to get my head around to it and just like to know what should I do? Who should I talk to first once I see a home I like on zillow.com? Or get a buyer agent first no matter what? Get a mentor?

If you know anybody in Kansas City area (specifically people who know Johnson County, KS) that I can ask questions in person, or a sharp buyer agent, please let me know. Looking at any area of Johnson County, and Jackson County (Lee Summit, Blue Springs, Grain Valley, etc) on the Missouri side. Time frame is move in within 6 months. There are some requirements. But, are probably very easy to meet compared to most people.
