Storage Unit vs Studio

Hi all, kind regards from Belgium!

I am 22 years old and just starting out! It looks like an awesome road a head, and I am enthousiastic!!

I was looking at renting storage units and at a studio to rent out to students. But I don't know which one is the best to start, which things should I investigate and to what should I pay close attention. The most scariest thing for me is, I don't know if a studio or storage unit is in a good shape, I have no idea if one is worth 10.000 euros or 20.000. 

What is a good way to start learning those things?
