Have you ever looked at a property with a tenant in it?

There is a "tired landlord" who wants to do a lease option. There is a 80yr old tenant in the property. The landlord says the lease expires in 2 months. But the tenant might keep renting the property. So, What would you do in this situation? I can put a clause in the contract that says Landlord agrees to do a lease option once the property is vacant.
