Wholesaling a mobile home

Hello Biggerpockets family,

We need some help here. A seller contacted us wanting to sell their mobile home. They've sent us pictures which doesn't look too bad, the catch is, they want whoever buys the home to also move it off of the lot. I'm not too sure about this one. They want nothing less than $300. Should we pass on this? We have cash buyers who told us they invest in mobile homes but to my understanding don't most want the mobile home and the lot? I'm lost on this one. Any advice will help. Thank you!
