This Ross Hamilton guy is a scam. So after me and 3 other investors have done our research, it appears that he pulls everything from Propstream and download it into his software (PIN) and charge people $1,500 which is also a tactic to lure people to sign up for funding. So basically taking all resources from another company’s software that’s much cheaper and using it in his software to profit $1,500 at the expense of gullible people. So that it doesn’t look so obvious he tweaks these explainer videos to make it look extra techy to appeal to the vulnerable and gullible newbie to have you thinking you have this exclusive access to a new way of doing real estate that no one else is offering. We were blown away when we discovered this. 

They have a 30 day money back guarantee but when you call requesting a refund, you don’t get a company greeting, it just rings to a random employee for Ross Hamilton  who answers the phone from home. So basically his business contact number is not set up like a legitimate business. And once they realize that your requesting a refund, they’ll pretend to transfer you but you’ll end up getting a robo voicemail or hung up on. They have caller ID so if you call back, the phone will just ring. We informed our bank and Propstream as well. We also filed a report with the FTC because they are taking people’s money and not refunding within the 30 day guarantee policy. It’s bad reviews on this guy and Clever Investor for a reason. Do not spend 1 dime with this guy.

Hello Biggerpockets family,

We need some help here. A seller contacted us wanting to sell their mobile home. They've sent us pictures which doesn't look too bad, the catch is, they want whoever buys the home to also move it off of the lot. I'm not too sure about this one. They want nothing less than $300. Should we pass on this? We have cash buyers who told us they invest in mobile homes but to my understanding don't most want the mobile home and the lot? I'm lost on this one. Any advice will help. Thank you!

I'm considering getting started with the Lee Arnold System to be able to

offer private brokering in addition to what I already do. Does anyone

have any insight on his system? And if its worth the time and the $398?

From what it looks like, it seems like I would be bird dogging for

private lenders and getting a small cut of the deal. Any advice?

@Greg Dickerson & @Daniella Sanchez & @Billy Smith, thank you so kindly for your input. All advice is definitely valued. I know for a fact that it’s not illegal. @Greg Dickerson explained it plain and simple. We are up front with our sellers and our investors are fully aware as well. We do this with honesty and integrity. I get it, competition is fierce so I can understand the frustrations. Happy investing.

@Corby Goade, thanks man! People commonly suggest REI meetings to network with people. We are attending another one in a few weeks. What books do you suggest?

@Brooks Rembert and @Seth Ferguson are there any suggestions such as websites and books to read and follow? I’m sure mentorship is good but this mentor is not even in my state but she gave me her personal cell and sounds like she knows business, however, a part of me is very hesitant to had over $5,000 to someone I may never meet. Thank you all for your help.

@James Wise, I thought wholesaling was simply assigning a contract to and end buyer? We are up front with people and so far most of them are fine with it as long as it’s not effecting their money. A lot of people are doing it - some are successful and some aren’t. Thanks for your input though.

Wholesalers and investors, did you pay for a mentor or did you do it successfully without a mentor? I’m considering a mentor who wants 5k but not sure if a mentor will help scale my real estate business or it’s possible doing it blindly on my own. Your thoughts and experience...

Post: Pricing Lots To Wholesale

I'm new to real estate investing and I have a 7,000 sq ft lot that a

motivated seller wants to sell. However, I'm not sure how to go about

figuring out what to offer him for the lot. I have looked on Zillow but

I'm not sure how accurate that is to use to gauge a pricing offer.

Zillow says $18K and the seller intimated that he wants $18k, so I know

that I can't go by Zillow on that. So once I figure out what to offer

that he will accept, I'm hoping to assign the contract for at least $10k

more to one of my cash buyers. Any advise? This is my first deal.
