Looking to start investing in Michigan

I have been itching to pull the trigger on my first property for like 2 years now. I just don't want to make a decision in haste. I have been reading the blogs, and watching the podcast but I want to finally put something in motion.

I was considering getting my RE sales license to give me some more insight into the business. I currently work a full-time job in the IT field near Dearborn, MI.

I was also considering upgrading to a new home and turning my current home into a rental. I have a VA loan on my home which we purchased in 2015.

I would benefit from any guidance and or suggestions that anyone here may have.
