Just closed on rental #6.

This one was really easy.

Short negotiation and we agreed on a price.

Quick inspection, house was solid other than an old roof and old a/c. But these were taken into consideration with the purchase price.

Really happy with this one. It was brought to me from a family friend who knew I was in the market. The homeowner knew I was an investor and wouldn't get top dollar but didnt want the hassle of an MLS listing. I paid cash and plan on doing a very basic cosmetic repairs and painting and possibly a new roof then brrrring my money back out and doing it again.
