Thank you for all the replies.  I really appreciate them all.  Gives me a lot of different ways to look at it.   

thanks for the replies.  Im gonna do some more research.  Figure it can't hurt to do the due diligence on this and see what I'm dealing with. Land is owned free and clear so that's a plus.  If nothing else it could be another stream of income.  

Kind of a bit of a morbid subject, I know. But I have 4 acres of vacant land on a main Highway that is zoned commercial.

Problem is their is nothing on that side of town and dont see anything changing for many, many years. There is a recently built bypass that circles around the area.

Has anyone on here ever created a cemetary. I've done the math and it looks like it could be profitable. But I'm sure there are plenty of environmental concerns that would have to be addressed. Not to mention the start up costs with licensing and insurances.

Any thoughts?

Thanks for all the input. I know that ultimately it's my decision.

I went up 50.00 last year. My feeling is I'll prolly raise it 25.00 next year.

New roof last year. Redid steps and outside paint just this past summer.

Property taxes and insurance have barely increased in the 10 years so that's not a big deal

Wanted to get the opinion of other folks on here.  I have a property that I have a long term tenant in.  It is an older couple and they have been there almost 10 years.  I have only raised rent one time in the 10 years and that was about a year ago.  It is a little (less than 900 sq ft) 3 bedroom house.  Market rent should be about 100 to 150 higher than it is now.  

Should I raise the rent maybe 50 dollars or should I leave it alone.  I don't want to raise rents and then they move out and then I get someone else who doesn't pay right.  They have never missed a payment and have only been late one time in 10 years and they called that time about a week in advance and let me know.  

They take very good care of the property and actually fix things themselves when they break and only call me if its a major problem.  

Any opinions on what I should do?

Just closed on rental #6.

This one was really easy.

Short negotiation and we agreed on a price.

Quick inspection, house was solid other than an old roof and old a/c. But these were taken into consideration with the purchase price.

Really happy with this one. It was brought to me from a family friend who knew I was in the market. The homeowner knew I was an investor and wouldn't get top dollar but didnt want the hassle of an MLS listing. I paid cash and plan on doing a very basic cosmetic repairs and painting and possibly a new roof then brrrring my money back out and doing it again.

Nothing to add. Used to live in Bath as a teenager. Dad was from that area. Wished I knew then what I know now. Would have bought some properties straight outta high school. Could a, should a, would a. Lol

This seems like dejavu. My very first rental property I had the same thing happen. My property manager had just rented the home out. New tenant pulled up in yard and a truck flew out from behind the house with unit on theback. He literally chased them down the road. Lol. But they got away.

Definately aggravating. Just paid cash for new unit. About 1800 for me.
