Wholesaling Tax Lien Properties

Good day BP Fam!

I'm a new wholesaler and am finding alot of tax delinquent properties. I've spoken to a few sellers who say I'm not interested in selling. I see they sometimes owe between $12k - $22k in back taxes. When you talk to the seller, how do you bring up the issue of them oweing taxes? I figure it would be nice to use this information as leverage in trying to bring them to the reality that they need to make a move... hopefully selling it to me!

Any help is GREATLY appreciated!!!
