newbie wanting to BRRRR

As stated in the post I am a complete newbie looking to BRRRR Strategy. I am from singapore and would like to invest in the states.

I have 1 properties in singapore, 40k cash, making 72k yearly. I'd like to have at least 1 cash flowing property by 2020 but I'm not sure what to do about starting. 

 Any info is welcome. Thanks!

I’m currently in the rehab phase of a project in Atlanta. I’ve done it all from Singapore.

I’m skipping the refinance piece for now as it doesn’t make sense for this property.
