I'm in eastern NC and found a deal for a duplex, 35k, the seller says it's about a 30k rehab job and the ARV is about 115k. The thing is while I do agree, I need help in finding someone to purchase the contract from me because I am trying to wholesale. I also, in this being my first deal, need to know what paper work and other things I do need. Can anyone spare some advice?

So I saw someone asking a question about wholesaling and another person shot them down and said if they’re not a broker they’re basically the lowest of lows in real estate investing. It was also said that if a wholesaler brought a deal to that “buyer” they’d cut out the middle man (wholesaler) and go straight to seller with all the information and just buy it straight from the source.

My question is, why? Why was/is it that big of a deal? This was something I was interested in and I’ve always been interested in wholesaling but that kind of changed my look on it and was sort of discouraging to read as a new investor.

@Andy Danna so does that only count for the 4 plex or all multi unit homes?

So investing in real estate is something I’ve always wanted to do, and I’m deciding to pull the trigger because I keep saying I’ll do this eventually and always get cold feet.

I’m in the military and currently deployed so I don’t think there’s much I can do here besides study and gain more knowledge (which I do). I’m stationed in NC and I’ve recently discovered the rent to own strategy or lease option agreement.

My question is, is this a viable option for someone starting out? Has anyone does this, and if so how did it work out for you?
