Question about illegal multis, NY/NJ area

Hi everyone,

So after reading up, and watching some more, I'm sure I want to do try doing BRRR in the central Jersey area simply due to not find a good multi to house hack. I was watching a video that mentioned one of the mistakes we noobs make is buying illegal multis unknowingly. So how do you spot one? I've seen a few that had separate utilities and entrances but when I look at the public record it says SF. Is it as simple as that or is there more to it?
