Hi everyone,

So after reading up, and watching some more, I'm sure I want to do try doing BRRR in the central Jersey area simply due to not find a good multi to house hack. I was watching a video that mentioned one of the mistakes we noobs make is buying illegal multis unknowingly. So how do you spot one? I've seen a few that had separate utilities and entrances but when I look at the public record it says SF. Is it as simple as that or is there more to it?

That's what I've been looking at or even just a town over. My current SF has build up a decent enough equity to transition into my first one. Thanks for the advice.

Good day all, my name is Kevin Liverpool and reside in Roselle, NJ. I have no REI experience....yet. I work for the city of New York for about 5 years and even though it's "safe", something has always felt off with me. I brought this up to the Mrs who is a RN and she felt the same about herself but again we couldn't figure out what. I did what I always do, speak with my cousin, she always had a way to get our gears turning. Fortunately for her and eventually me, she married a man who owns his own auto shop who got her into a business mindset, which she tried to get me into simply by telling me I should open my own and read some book about a guy and his 2 fathers. I told her I would, blew a mental raspberry and proceeded to continue feeling lost while "...sitting on the couch watching dancing with the stars."

All of sudden 3 weeks ago I just decided to ask my cousin about that book, that of course ended up being Kiyosaki's Rich Dad Poor Dad and like almost everyone else it blew my mind. His others books didn't grasp me like that, plus I wanted actual tangible deals ppl did to help my understand better. So book after book led to YT which led to biggerpockets. So hello again my future friends, acquaintances, partners, and mentors. I'm ready, willing to learn. I now know I have a liability that can possibly get me an asset and I definitely know my father wants to leave an asset. Just like the answer at the tip of your tongue I know I can use these to springboard into REI, I'm just not sure how.
