Executing two real estate transactions before end of 2019

Hi you guys, I’m just starting out and I’m working toward doing two deals before the end of the year.

1) primary residence (depending on best opportunity...house-hack a multi-family or live in & flip...assuming conventional loan...possibly FHA)

2) BRRRR investment (likely a single family, but possibly a multi-family)

With that in mind, do you have any advice or things to be aware of that would influence the order or priority?
