Is this considered a Multi family or single family residence

I’m curious to know if a 3/2 home with a detached 2-car garage and a separate “mother in law” 1/1 unit will be considered a duplex? I have been approved for a certain dollar amount that gets bumped up by 100k if I purchase a duplex unit.

I'm going to say No, it is not a duplex because the 1/1 is a separate structure. BTW, the more you borrow, the less the cash flow.
