Hi everyone,

I'm researching property management companies for a search fund and I wanted to get opinions from real estate investors.

1) How different are property management services in "tenant-friendly" states as opposed to "landlord friendly" states? Do they generally charge differently or are the fees higher?

2) How are the services and fees for single-family rentals compared to multifamilies? Are there significant differences or are they pretty much the same?

3) Do property management companies charge differently based on location or are the rates dependant on each company? 

4) What makes a "good" location to start a PM company? What factors should I be looking at?

I'm researching the property management industry as an assignment. From what I understand, in most states property managers need to have a real estate broker license to operate. 

Does this restriction apply to the owners of the PM company or just those doing the actual (rent collecting, tenant showing, maintenance contracting) property management?

Hi Everyone, 

I'm enrolled in a real estate course in University with a case study that requires me to analyze an income-producing property listed for $2-10 Million. I'm struggling to find a real estate agent willing to provide the rent roll + income/expense info required for my assignment. I'm willing to sign an NDA or anything an agent requires but most agents don't seem happy when it becomes obvious I'm not interested in buying. 

Would anyone be willing to do me this favour? I'm not picky about locations but would prefer Vancouver/Toronto.

@Mike Lambert That's interesting. I've never considered investing outside of NA. What markets do you typically invest in?

I'm thinking of purchasing an investment property in the states. However, I'm in Canada, and I don't qualify for a mortgage regardless.

I have enough cash for a down payment for a single-family home in a B/C neighborhood of Indy, and I was thinking of reaching out to local investors who might be able to carry the mortgage. This would likely be a relatively passive investment, with the property being managed professionally. 

As someone who lives in Canada (I don't have permanent residency either), I'm not sure if I would be able to sign a partnership agreement with someone living in the states. What's the typical process for a "cross-border" JV agreement, and can anyone share their experiences with this?

Hey All,

I'm in the process of forming a joint venture and I need a lawyer. Does anyone in Toronto have any recommendations? I'm downtown.

I'm also going to need an accountant after purchasing my property.

When I sit down at a fancy restaurant, I want to be able to look at the menu items before the price tags.

Financial independence. I want to live comfortably and know that my standard of living is not necessarily correlated with my job.

I want to start a charity, and make a positive impact on those I know and those around me.

I can't afford anything here. I'm looking at other cities nearby that may be more affordable.

Any other Toronto-based investors who invest elsewhere? Where do you invest?
