Investment of Rental Properties

Has anyone purchased a townhouse or a condo as an investment rental property? If so, was it difficulty deciding if one would be more desirable as a rental property. I understand property analysis plays an important role.  I ask because in my market both of these would meet my affordability criteria for purchase.
