I rather 10k a month because it automatically covers all my current living expenses. Aside I would have extra for cash reserves. I prefer passive income so 10K works for me.

I have a high interest in multi family real estate investing. Before I actually purchase my first investing property. (Duplex or Quadplex)How much cash reserves should be set aside? I ask this question because during the pandemic I heard of landlord stories in which tenants aren’t paying their rents and unfortunately landlords are left in difficult financial situations.

I’m looking into properties within my city that are deemed opportunity zones. Has anyone purchased an investment property within an opportunity zone and if so are there any perks in doing so?

How does a new landlord proceed with existing tenants upon transfer of ownership of multifamily property? For example do existing tenants sign new lease agreement with new landlord?

@Joseph Cacciapaglia  Thank you for that info regarding purchasing the multifamily properties. I didn't know that a credit is given for the rental income in which allows for larger loan qualification. I'm interested in multifamily properties.
