New landord renting my own bedrooms

Hello everyone, Im planning to house-hack a 6 bedrooms house. Live in master bedroom and rent other rooms. I know I gotta be careful with the people I let in my house. I'm would probably run a background check for every new (unknown) tenant. What type of rental lease agreement would you recommend me to use? What else can I do to protect myself in case somebody want to play smart with the law?

Make sure you know all the laws in your state so you don't get srewed. Make sure you have a written lease agreement, don't do anything verbally. Also, maybe look into doing month-to-month tenancy for these people. That way you're not stuck with a bad tenant for the next 12 months if one of them turns out to be a rotten apple.
