Hello everyone, Im planning to house-hack a 6 bedrooms house. Live in master bedroom and rent other rooms. I know I gotta be careful with the people I let in my house. I'm would probably run a background check for every new (unknown) tenant. What type of rental lease agreement would you recommend me to use? What else can I do to protect myself in case somebody want to play smart with the law?

@Ashley Kehr the thing is that the seller is a friend of mine and I told him not to put the house in market yet. He is planning to do it in a few days. If we both want to save money by him not paying closing costs, isn’t better to go straight to a real state lawyer or a title company? The house is ready to move in. What are the steps necessary to do this as fast as posible? And Im looking a “Lease to own” form to other purposes, can you recommend one or somewhere I can look for it? Thank a lot

Hello BP I have some questions. So my girlfriend and I are looking for a new house. She is a first time home buyer, but only prequalifies for 275K and she would like to do that with FHA. We looking to get a 350k house that is off market so we would like to save in Real state agents fees, so I probable have to be a co-signer The problem is im not a first time buyer. If I joint it is going to affect the FhA hel program? What is the best solution to this matter in your opinion?

Hello BP  is  me  again.  I just found out that my girlfriend has some “benefits”  to buy a home being a teacher.  They can give you up to 70,000 down payment with the catch of when you sell the property they will get 50% of the equity.  Our plan is to house hack.  I need your opinion if this is a good  first investment?
