Invest in Huntsville - seeking to establish a local team

Hello,

I am fairly new to real estate investing. I am currently living in the San Francisco Bay area and look to invest out-of-state, given the crazy housing prices here. I have been reading plenty of posts about Huntsville, AL as a viable market to invest. I have secured funding and I am looking to establish a local team consisting of Property Manager, General Contractor and real estate agent. I am looking to build a real estate portfolio and want to start with SFH in the range of $90-150k (acceptable cash flow ideally around the 1% rule and some value appreciation). The goal is to hold the property long-term.

What is a good place to start this process?
