100% travel job. I want to start real estate investing.
So I was raised in the virgin islands and then i joined the military and traveled the world. I just got out and when i was in the military i lived in japan. I just got out and im now im a job that is 100% travel. I want to invest in Charlotte and I have taken REI courses. I want to do rentals or a flip. Where should I start.

Much respect. I've had a 60% travel job and it was exceptionally difficult to live that lifestyle. People who haven't done it think high travel jobs are like a vacation - they are not.
I think your first step should be to decide how much time you have to dedicate to investing, and whether you'll be an active or a passive investor. I would have found it impossible to be an active investor when I was traveling a lot.
And be realistic - my road dog days had random schedules that were usually out of my hands. I couldn't rely on having evenings free to do anything else.
If I were in your shoes, I would look into notes, turnkey properties, syndications, and hard money lending, in addition to the rentals and flips you've considered already.

In any type of real estate, a great first step is education. Read books, listen to podcasts, and learn more about any of the real estate aspects you're interested in.
