How to negotiate a deal?

So there’s this property I found that wasn’t on the market. For about a week now I’ve been driving around after work for just 20 minutes looking for properties that appear vacant. So far I’ve found two properties. The one that I’m interested in buying was...

Appraised for $110,000.

Valued right now at $45,000.

I could probably sell it for $90,000 when I go for resale.

My real estate agent is saying I should offer $80,000 but I feel like it’s too high. It need appliances and flooring done. Besides that it doesn’t need anything majorly done to it. Some siding needs to be replaced. But not a lot.

I want to offer $40,000-50,000 what should I do?
