Good rental market on East Coast?

Hello,

I live in the SF Bay Area and am looking to invest outside of my area doing fix and holds or buying turnkey.

I am thinking of the East Coast because I have family there in Maryland. I’ve also thought of Sacramento or somewhere outside of the Bay and still in CA if anyone has thoughts on this?

What’s a good cash flow rental market in these parts?

What’s been your process to choose a market to invest in?
