Help getting started as an agent

Hi there,

My wife recently completed getting her real estate license and is ready to take the next steps to become an agent. However, she's not interested in being an agent in the traditional sense. She doesn't want to work for one of the large firms at all (i.e. John L Scott, Windermere, Coldwell Banker, etc.), as a matter of fact. What she'd like to do with her license is to be able to access the MLS database and to identify opportunities for investment, both for flips, and potentially rentals in the future.

Can someone please advise as to how she should proceed?  Can she be a solo agent, and if so, how?  Or does she need to work under someone else?  We'd appreciate any help you can offer.

She needs to work for a brokerage. She can find a low cost brokerage that isn't part of an association where she will not have to pay for the association fees but she will get MLS access. I do not know if there is one in WA but in CA that is what I have signed up for.
